Here Is What That Means

HDB’s Housing & Development (Renovation Control) Rules 2006 require flat owners to engage only contractors listed on HDB’s Directory of Renovation Contractors to renovate their flat. We are on that Directory, reference HB-11-5698A, and we hold BCA workhead CR06 (Interior Decoration and Finishing Works) at grade L1. Both registers are public.

A great many renovation websites say “HDB licensed”. HDB does not licence renovation contractors. It lists them, and it says plainly that it does not endorse or guarantee the quality of a listed contractor’s work. So the register tells you we may submit your permit. It does not tell you whether we are any good. For that, read the sixty Google reviews, then come and see the factory.

New Flat or Old Flat,

The two jobs are different, and the difference is mostly in what has to come out before anything goes in.

BTO

A new flat comes bare, and the carpentry is where most of the work is: kitchen cabinets, wardrobes, the TV wall, the study. Ours is built at our own factory in Toa Payoh while the wet works happen on site, then fitted by our own team.

We submit the HDB renovation permit before anything starts, and give you a timeline with the quote.

The carpentry, in detail

Resale

A resale flat usually means hacking: old kitchen out, old tiles up, old wiring replaced. That is where having our own hacking, tiling, electrical and plumbing crews matters, because there is no waiting on somebody else’s schedule between trades.

We Submit
the HDB Permit

HDB’s renovation permit is applied for by the contractor, not the homeowner. The contractor submits the electronic application to HDB together with the flat’s floor plan showing the proposed work, and only a contractor on the Directory can do that. It is the practical reason the listing matters.

We handle the submission, and we give you a timeline before work starts. The rules for HDB flats (what can be hacked, working hours, and so on) are set by HDB and change from time to time, so rather than repeat them here we will tell you what applies to your flat when we quote. From First Message
to Handover

  1. First contact

    Message or call with the floor plan and what you have in mind. The first consultation is free, and you can visit the factory in Toa Payoh by appointment.

  2. Written quote, no hidden costs

    When one client’s carpentry measured slightly under the quoted figure, the difference came off the final bill.

  3. Permit and timeline

    We submit the HDB renovation permit ourselves and give you a schedule before work starts. A whole flat runs around eight weeks, depending on scope.

  4. The work, by our own teams

    Hacking, wet works, tiling, electrical and plumbing by our own crews, with the carpentry built at our factory. Photo updates on WhatsApp at the end of each working day, so you can follow the job without coming down.

  5. Handover, and after

    Then it is yours. If something needs fixing later, we come back. One reviewer’s fan issue months after handover was sorted by our own staff.

Answered

Are you an HDB licensed renovation contractor?

Nobody is. HDB registers renovation contractors on its Directory of Renovation Contractors; it does not license them, and it does not endorse or guarantee their work. We are registered, reference HB-11-5698A, which is what lets us submit your renovation permit. Judge the work by the reviews and a factory visit.

Who applies for the HDB renovation permit?

The contractor does. A contractor on HDB’s Directory submits the electronic renovation application to HDB together with the flat’s floor plan showing the proposed work. We handle that submission for you and give you a timeline before work starts.

Do you renovate both BTO and resale flats?

Yes. HDB flats, BTO and resale, are the core of our work. Both of the before-and-after pairs on this page are resale flats we took back to bare.

How long does an HDB renovation take?

Around eight weeks for a whole flat, depending on scope. That is what our own jobs have run to; one client measured it at roughly eight weeks excluding the Chinese New Year break. We give you a timeline at the start rather than a promise on a website.

Do you also renovate condos?

Yes, we take on private condominium projects too, though HDB flats are most of our work. Message us with the floor plan and we will tell you honestly whether it is a fit.
